Small Town Pleasures, Corporate Convenience

The Community

The 3.5 square mile Village of Rye Brook was recognized in 1982 as a separate community within the Town of Rye, which was settled in 1660. Comprised mainly of executives and professionals, its 8,300 residents enjoy tree-lined residential streets in a "country-like" atmosphere on the Westchester County Border, adjacent to Greenwich, Connecticut. Employment within Rye Brook abounds, as it is home to Kraft Foods, Altria Corporation and MCI International, as well as numerous other well-known corporations. The Village is also the home of the popular Rye Town Hilton Hotel.

Educational and Cultural Facilities

Schooling is of the highest caliber in Rye Brook. Highly awarded schools include The Ridge Street Elementary School, a recipient of the National Education Excellence award and Blind Brook High School, which has also received national recognition as a School of Excellence. Advanced degrees are held by 99% of the schools' faculties. With a student body of 850 and a teacher ratio of 10:1, class sizes are small and the curriculum is richly enhanced with superior programs. Indeed, 99% of the seniors proceed immediately to higher education. Conveniently located in nearby Purchase are the State University at Purchase and Manhattanville College a liberal arts college which also serves adult students.

Recreational Facilities

Many forms of recreation, including tennis and organized sports, are readily available within Rye Brook's Crawford Park, the center for the Recreation Department. Rye Town Park's lovely beach offers the salt water pleasures of Long Island Sound while the Port Chester Yacht Club will appeal to boating enthusiasts. Other area attractions are Playland Amusement Park and The Castle Center for the Arts which provide Rye Brook residents with classes for all ages and participation in the enjoyment of musical theatre.

Real Estate Tips
Disclosure Laws >Read the Fine Print

Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form.

Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will want to know of defects in any of these areas.

Sellers are required to note the presence of environmental hazards or zoning violations. They must disclose if there are any encroachments or easements, or walls or fences shared with adjoining landowners. Room additions or repairs made without the necessary permits or not in compliance with building codes must be noted. Sellers must disclose citations or lawsuits against the property. If any such conditions appear on the disclosure form, consult with your real estate agent immediately regarding how to proceed with negotiation.
